Phase I/II Environmental Site Assessments

Property transactions throughout the Midwest rely on Phase I Environmental Site Assessments from Perry Environmental.  Important to do your due diligence prior to purchasing commercial property regarding potential environmental liabilities as well as required by most lending institutions for financing approval.  Phase I process identifies potential or existing environmental contamination liabilities.  The analysis typically addresses both the underlying land as well as physical improvements to the property and surrounding properties.  Most reports are performed to meet the standards of ASTM E1527-13, which is a national standard.  Perry Environmental customizes reports to meet individual client or agency lender's requirements. Our Phase I are completed by experienced staff and all are directed by environmental professionals with minimum of 10-year's experience.   If suspected or known recognized environmental conditions are determined during a Phase I, then a Phase II Investigation may be warranted.  This is the second step in the process of environmental due diligence.  PEI will prepare a Phase II plan to define the type, concentration, and size of the contamination as well as the affected media.  We will drill the site, collect soil and/or groundwater samples and prepare a report of findings to determine if the analytical results are below state clean up levels or not.  If analytical results are above state clean up levels remediation may be required to cleanup site to acceptable levels, which PEI may complete under state site remediation programs to obtain closure or use institutional controls on the property for future use.

Whether you're facing a purchase, sale, new lease, lease renewal, or lease termination transaction, you want to ensure you are free of environmental liability.  Choose Perry Environmental to conduct your next Phase I ESA.  We will help you diagnose the condition of your property and help you remove any potential hazardous waste, contaminants, or pollution present.  Contact us for more information or to schedule a Phase I.  We can complete a Phase I report within 10 days!!!.

The Site Remediation Program (SRP) is a voluntary cleanup program that allows the remediation applicant to work with the IEPA to receive review and evaluation services with the ultimate goal of obtaining a no further remediation (NFR) letter for sites that don't qualify for the LUST fund program.  The Illinois Brownfields program allows municipalities the opportunity to investigate and achieve NFR status through the SRP on environmental-impacted properties that are abandoned or underused and receive reimbursement back for up to 70% of environmental cleanup and closure expenses.  Let us show you how to get accepted into the Brownfield Program and obtain closure and your NFR letter today.
